Condition X...

Condition X (what turns students into foxes at night) is most likely a mutated bacterium that spread throughout the Red Foxes Institute for Biological Studies (which I'll refer to as RFIBS from now on). The mutated bacterium had probably been mishandled in the lab and infected a bunch of researchers there, which is how it started spreading (10/02/1887). 2 months later (12/02/1887), multiple people had succumbed to the unknown disease, and foxes had become very active around the facility, and I still have absolutely no idea why. A year later, most scientists were forced to hide, as RFIBS was destroyed by victims infected by Condition X, most of these notes were just researchers talking about doomsday. The green foxes, I can only assume, could be another mutation of Condition X that could have arisen during testing?

Virus...

There is varying degrees of animalistic DNA when it comes to the ones with the "virus". With some being more animalistic then others, for example, someone getting a tail or ears, or just getting claws. Maybe there is worsening degrees of it. For example, someone could gain fur, or their face might elongate.

Lorelei...

A common legend from Germany is the story of Lorelei. She was a nymph living near the Rhein, and she could lure sailors with her voice to the most dangerous part of the Rhein. However, she eventually falls to her death. The waters around the school are connected or near the Rhein. Perhaps Lorelei is the reason we die at first contact with the waters.
